Northern Massachusetts Continues to Attract Buyers Despite a Competitive Market
Northern Massachusetts remains one of the state’s most desirable regions for homebuyers seeking access to Boston, the North Shore, Southern New Hampshire, and the Merrimack Valley.
The Massachusetts Association of Realtors’ June 2026 Regional Market Update shows that buyer demand remained strong throughout the region. Pending sales increased significantly, new listings continued to grow, and both single-family and condominium markets demonstrated resilience heading into the summer buying season.
June 2026 Northern Massachusetts Housing Highlights
Single-Family Homes
• Median Sale Price: $780,000 (-0.6% year-over-year)
• Closed Sales: 687 (-0.3%)
• Pending Sales: 870 (+29.9%)
• New Listings: 972 (+15.4%)
• Inventory: 1,066 homes (-0.3%)
• Months Supply: 2.2 months
• Days on Market: 27 (+22.7%)
Although closed sales were essentially unchanged from last June, the nearly 30% increase in pending sales indicates buyer demand remains exceptionally strong as summer progresses.
The increase in new listings is providing buyers with more opportunities, while inventory remains well below the level considered a balanced housing market.
Condominium Market Continues to Gain Momentum
Northern Massachusetts condos experienced another impressive month.
• Median Sale Price: $499,000 (+9.2%)
• Closed Sales: 327 (+10.8%)
• Pending Sales: 382 (+39.9%)
• New Listings: 430 (+11.4%)
• Inventory: 591 units (+2.6%)
For first-time buyers and professionals relocating to Massachusetts, condominiums remain one of the fastest-growing segments of the regional housing market.
